SBEM Assessements
An SBEM (Simplified Building Energy Model) is a heat loss calculation for commercial buildings, or a more advanced SAP calculation. SBEM is a Government approved software for producing energy assessments of non-dwellings, it is used as a tool for the national calculation method (N.C.M) of the energy performance of buildings.
The SBEM calculation is used to comply with the Building regulations ADL2A and L2B, and covers existing units L2B (conversions and material change of use) as well as new builds L2A. We have experienced non domestic energy assessors who are qualified in carrying out the calculations from simple to complex buildings and we can issue accredited Energy Performance Certificates (EPCs) for commercial properties using the SBEM software.

Our assessors are fast and reliable, and if we are employed at the very beginning during the design stage we will guide you through the SBEM process, offering advice to help your development pass the assessment.
Once we have finished the calculation one of our assessors is required to make a site visit to inspect the assessed building, then we can issue your EPC (Energy Performance Certificate). The SBEM calculation is also one of the issues within the Ene 1- Reduction of Carbon Dioxide Emissions criteria of the BREEAM Assessments, and can gain you valuable credits, due to the calculation being so highly weighted.
